La promoción de casas de vecindad en Bilbao (1876-1931): la actividad de los contratistas de obras como promotores

[ES] Bilbao experimentó una gran transformación entre 1876 y 1931, fruto del desarrollo industrial, propiciado por la demanda inglesa de hierro. Ese auge atrajo a emigrantes, de manera que la población y, por ende, la demanda de vivienda creció vertiginosamente. La construcción inmobiliaria tuvo un importante desarrollo, pero la oligarquía industrial apenas invirtió en este negocio a diferencia de la burguesía de nivel medio. Dentro de este contexto numerosos contratistas promovieron casas de vecindad destinadas principalmente al alquiler. Al igual que ocurre con otros comitentes los inmuebles más relevantes corresponden al Ensanche y las principales calles del Casco Viejo, aunque hubo excepciones. [EN] Bilbao underwent a great transformation between 1876 and 1931 as a result of industrial development, driven by the English demand for iron. This boom attracted emigrants, which led to an explosive growth in the population and, consequently, in the demand for housing. Real estate construction developed significantly, but the industrial oligarchy barely invested in this business in contrast to the middle class bourgeoisie. In this context, many contractors developed tenement houses, mainly for rent. As in the case of other principals, the most important properties corresponded to the Ensanche and the main streets of the Old Town, although there were some exceptions.
